Carpet area would be approximately 72% to 74% depending on the size and type of unit.

HUDA will supply water to the township from Chandu Bhudera and Basai water plant post purification at the water treatment plant.

Power connection will be from DHBVNL (Dakshin Haryana Bijli Vitaran Nigam Limited). Additionally, there will be 100% electricity back up for each apartment.

The project will have its own Sewage Treatment Plant and provisions will be made to connect the same to HUDA Sector master sewage lines.

As a policy Sobha maintains its properties for the first year after handover. Subsequently, the residents themselves can appoint personnel through RWA.

Yes, basis your preferred type of unit, there may be a certain PLC amount chargeable viz.

  • From 1st to 5th floor in all towers (A, B & C) and 20th to 24th floor (only in tower C) a PLC of Rs. 250/- per sq ft is applicable.
  • In addition to the above, select apartments will also attract a preferential location charge (PLC) of Rs 400/- and Rs 600/- for corner facing and green facing as applicable.

Post the booking amount (Rs. 5 lacs for apartment types a, b & c and Rs. 10 lacs for apartment types d & e), your next payment will be scheduled within 30 days which is 15% of BSP less booking amount. Subsequently, within 90 days from booking date you need to pay another 15% of BSP. Remaining payments will be according to the CLP plan.

Installments are to be paid by cheques, which is a pre-condition of the allotment. This schedule of payment is on a construction bound basis as mentioned in the payment schedule.

EDC & IDC charges, club membership charges, one time maintenance charges, registration charges and any other statutory charges and duties as applicable.

Service Tax will be collected periodically for the amounts paid.

Tower C is a premium tower with superior specifications and better layout. It overlooks 8.5 acres of central greens. Additionally, Tower C has two covered car parking spaces vs one car parking space of A & B.

The project has been approved by all leading banks like PNB, SBI, HDFC, Citibank and Axis Bank.

The monthly maintenance cost can only be ascertained once the project is delivered. The maintenance costs in our projects currently vary from Rs. 2.5 to 4.5 per sq.ft. based on the amenities provided in the project, level of services and level of maintenance as desired by the residents.

The one-time maintenance deposit that you pay will be an interest bearing maintenance deposit and it shall be handed over to RWA, once formed.

  • Fill in the application form
  • Pay the initial booking amount by way of cheque/DD favouring “Sobha Ltd’’ together with required supporting documents.

On payment of 15% of the Basic Sale Price, the allotment will be confirmed.

Unfortunately if such a case was to arise, 15% of the cost of your unit will have to be forfeited.

Our endeavor is to complete & hand over the project as per committed timelines. Our past records of timely delivery across projects in India are testimony to it. However, for reasons beyond our control if the project is delayed, Sobha will pay at the rate of Rs 10/sq ft per month.

Yes! The land is freehold, marketable and free from all encumbrances.

All the necessary approvals and permissions are in place. You may view these on your visit to our office.

As mentioned earlier, we have received approval on building plans. All NOCs, permissions required (such as lift, electric connection etc.) would be taken as construction progresses and will be in place towards the completion of Project.

At Sobha, we believe in preserving our eco- system, hence rain water harvesting will be an integral part of the project and provisions for storm water drains, percolation pits will be made.
